Lafayette – first “A-class offices“ for Olomouc
The first A-class office building in Olomouc will be built on the outskirts of its historical centre. The construction of the Lafayette Offices project – a five-storey administration building with a lettable area of 6 600 square metres – will start the moment when at least 40 % of the available floor area is preleased. “We expect to secure the necessary preleases within half a year. The building will be completed within 16 months from that time,“ says Eduard Forejt from Jones Lang LaSalle, the exclusive real estate representative of the project. The lessor expects rents to be comparable to Brno or Ostrava, i.e. approximately EUR 12,5 per square metre per month.
The developer of the project is the company Hotel Lafayette, the operator of a hotel with the same name in the Haná region capital. Author of the architectural concept is the Japanese studio Takenaka Europe who already implemented two other large projects in the Czech Republic – automobile plants TPC in Kolín and Hyundai in Nošovice nearby Ostrava. The developer estimates construction costs to be CZK 250 mill.
The unusual name of the project originates from local historical connections – the French general Lafayette, a significant figure in the history of the United States as well as France, was jailed for three years at the Olomouc fort at the start of 19th century.
