Jégého alej in Bratislava - Czech architects uplift their own work

The project with the official name Jégého alej (alley), which we informed about on 2nd February 2009 under the title „Czech FINEP is continuing in Bratislava capturing,“ is once again closer to its final completion. The first two stages consisting of the now barely overlooked 10-, 15, – and 21-storied buildings are just before completion, which also disclosed the recently carried out day of open door. Approximately 31 000 m2 of net residential area spitted between 506 one- to 6-roomed flat and apartment units with areas from 40 up to 200 m2 will satisfy the full range of individual requirements of forthcoming owners who will already move to their new homes in the autumn of this year according to the latest report.

Interesting architectural segmentation

The description and presentation of one of the largest housing project in Bratislava (literary its name should be written „Jégého aleja“) we already paid attention in the mentioned contribution nearly four months ago. Let us try to define now, in which it is different than the multitude of others growing in the Bratislava attractive residential area Ružinov, which is a part of a greater urban centre. In particular, what is clear even when viewed from far, the multifunctional object Jégého alej, the cornerstone of which laid the Czech developer FINEP & Partners in May 2007, excels by remarkable architectural segmentation and its conflictless relationship to the urban context of the environment.

How its creators perceive it? "As architects this site uplifted us because it is locating on the inspiring place with beautiful views over almost the entire city. Almost all apartments are oriented to the eastern and western sides and already from the 8th floor on the east side is the view of the panorama of the eastern part of Bratislava – Ružinov. On the west the whole city tells with the majestic Bratislava Castle in the forefront, "said akad. arch. Vladimir Kružík, the head of the architecture studio Helika Company.

As the Crestcom press release informs – the affiliated company of the developer – the concept of the proposed built-up area amends the existing residential houses on the opposite side of the alley, while respecting the sports hall in the north and the multifunctional estates in the south of the area. „The building is divided into three sections created by masses connected by retrograde necks with flats and stairways. The segmentation of facades by balconies and loggias is in harmony with the residential house and is differentiated by colours. The interesting architectural segmentation was achieved by the fact that the particular loggias are horizontally shifted after several floors so as the facade looked more dynamic, "the authors explain the work.

Actual metropolitan boulevard

The mass of the dominating tower vertical line directed to busy Trnavská Street – the main identifier of the whole complex – is lightened by the corner openings and the system of balconies. Commercial premises have a larger part of glassed area and differ by the terracotta facade facing. On the facade towards the main Jégého Street the marquise is located consisting of a steel supporting structure and glass-fillings in the form of broken „truss“ with mutual overlaps. On the parterre and the second floor will find the place the commercial spaces – shops, services and a restaurant – equipped with small movables and connected with a green terrace. In the inner-block on the western side of the building the green roof is envisages that will serve as a relaxing area segmented according to the age structure of residents into several „venues“ and acoustically protected against noise from the Jégého Street.

Layouts of flats and apartments meet current requirements for housing construction. Each of the richly shiny residential areas with modern sanitation facilities and sufficient storage spaces has a balcony, terrace or loggia.

The developer believes that Jégého alej will certainly help to fulfil the great aspirations of Jégého Street – to become in the near future "real live metropolitan boulevard lined by shops, cafes and restaurants”. Another impulse for the creation of such urban organism in the northern Ružinov zone called Nivy will be the developer advised expansion of the project by further two stages. The completion of the 3rd stage, which has already started and within which the building will be created designed as the 8-storied building, reaching of 14 floors from the western side and containing 176 residential units, is expected sometimes in October 2010.

The residential complex Jégého alej will offer totally over 800 residential units in four stages.

Finep and Helika – the story of partnership

FINEP development company was establishes in 1995. For over 13 years of existence it confirmed its excellent reputation by completing 14 housing projects and sale of approximately 4 500 flats, by which it was included among the largest companies of its kind in the Czech market. From the initial focus on the region of Prague it has extended its activities to Bratislava. The strategy of the company is to construct quality and affordable housing in locations providing the view to the metropolis and disposing close connection with the surrounding nature. Jégého alej comes from the workshop of the architectural and design office Helika, which has been operating in the Czech market of investment construction and consultancy since 1990. In a short time it transformed into a joint stock company in the field of building and road constructions. Since May 2004, Helika extended its activities to Slovakia and opened its branch office in Bratislava. In June 2007 it became a part of the multinational corporation Obermeyer in the field of architecture and design activities in countries around the world. The most important realized projects include the renovation of buildings in the Czech National Bank in Prague Na Příkopech, construction of the National Technical Library in Prague – Dejvice, the multifunctional project Chodov Centre in Prague – the South City, the construction of the surgical pavilion of the Military Hospital in Prague – Střešovice, reconstruction of the Children's Teaching Hospital in Motol, construction of the residential complex. Helika is also the architect and the general designer of the project of hospital and basilica in Libreville, the capital of Gabun.
